Mill Creek Residential, an American developer, owner-operator, and investment manager, has commenced construction on Modera Melrose, a new mixed-use, garden-style apartment community on the border of Oceanside and Vista in North County of San Diego, California, US.

The project is expected to offer 323 apartment homes alongside 2,100ft² of retail space.

Modera Melrose is located eight miles east of Oceanside's downtown and beaches.

It is also situated near the district of Vista, known for its array of dining options.

First move-ins at the community are projected for mid-2026.

The site of Modera Melrose is at 5011-5061 Oceanside Boulevard, at the intersection with Melrose Drive. It is situated along the Inland Rail Trail, a 21-mile Class I bikeway connecting several communities.

The project will offer benefits such as digital package lockers, controlled-access garage parking, private electric vehicle charging stations, bike storage, cold storage, and additional storage space.

The homes themselves will feature 9ft ceilings, wood plank-style flooring, stainless steel appliances, quartz countertops, tile backsplashes, soft-close cabinets, and more.

Bathrooms will be equipped with quartz countertops and backlit mirrors.
