Ladies and gentlemen, thank you for standing by, and welcome to the Public Storage fourth-quarter and full-year 2018 earnings call. [Operator instructions] And the floor will be open for your questions following the presentation. Good morning, guys. Thanks for taking the questions. So on supply, what are the latest supply outlook for '19 and '20? And maybe a little bit of color on the markets are improving or are deteriorating?
